Rooms
The "Caprareccia" farm house has recently been restored using original materials which preserve its natural charm.
There is a large sitting room on the ground floor with two original stone pilasters and an authentic 15th century fireplace.
Patio & Veranda
French windows lead onto a patio and the outdoor dining areas that have been restored using original stone from medieval roads near Assisi.
The spacious veranda on the east part of the house is an ideal place to eat outside while enjoying the view of the lake and the beautiful surroundings.
Ground Floor
Also on the ground floor is a dining room and a spacious kitchen with all modern conveniences, together with a bedroom and bathroom on the northeast side of the house.
The ceilings of the whole house have been renovated with beautiful beams of antique oak.
Second Floor
An old stone staircase leads to a living room on the second floor with various books in English and a satellite television.
On the same floor there are two large double bedrooms each with their own bathroom and a master suite with its own en suite large bathroom.

Dépendance
A smaller house can be found situated below Caprareccia.
It consists of a spacious sitting room with stone fireplace and small kitchen.
The room is highlighted by a full length window allowing beautiful view of lake. The house has one large double bedroom and one smaller bedroom. Both have own bathrooms.
Sauna, Gym & Swimming Pool
On the grounds the house is completed by a private swimming pool (6 x 12 meters) with spectacular views of Lake Trasimeno and surrounding hills and forest.
There is also a wooden cabin where one can enjoy a aromatic sauna and small gym. The pool has an outside solar shower.
